The service we provide includes obtaining references, verifying identification and vetting prospective tenants. We obtain PPS numbers for tenancy registration and request one month’s security deposit and one month’s rent in advance.

We will set up the standing order for the monthly rental payment. We prepare the lease documentation, including any special conditions. On the day of handover we witness the tenant’s signature on the lease and the inventory and then return the lease to you to countersign. We will also organise the transfer of utilities to the property into the new tenant’s name. It is now a legal requirement for Landlords to register their residential tenancy agreements with the Private Rental Tenancies Board (PRTB) and we will organise and register the property online, on your behalf.

It is also a legal requirement to provide a BER (Building energy Rating) Certificate for the property. If you do not have this in place we can arrange same.

Should you wish to avail of our services, before we can begin advertising your property and place it on the market we are required to get some documentation from you. This is so we can fulfil our statutory obligations and adhere to the industry Code of Practice.

  • Identification documentation and proof of address documentation for the Owner. This is a legal requirement necessary to comply with the Criminal Justice (Anti-Money Laundering and Terrorist Financing) Act 2010.
  • A schedule of contents and fixtures and fittings that are to be included in the letting of the property.
  • A BER Certificate for the property. If you do not have a BER Cert then I can recommend a reliable assessor to you.
  • Landlords PPS number for registration of the tenancy with the PRTB.
  • Landlords Bank details – so that we can set up a Standing Order for payment of rent to your nominated bank account each month.
  • It is also a legal requirement for a Landlord to provide a wall mounted fire extinguisher and fire blanket in all rented properties and to have all gas appliances serviced once a year.
  • We would provide to you a Property Services Agreement for services. This is an Industry Standard agreement which we are obliged to have in place for all properties and outlines all details of the property and services.
